Description
I am selling my 6000 square foot concrete block building in Anderson, SC. The street it is on has one of the highest traffic counts in the city. It is zoned for pretty much whatever you want to use it for (check local ordinances). I have owned and occupied this building for the last 20 years. My business has grown to the point where we ran out of room, so we moved to a larger location. It has city water, city sewer and natural gas. The show room is about 2500 square feet and the shop area is about 2500 square feet. It has an office, misc area, and 3 bathrooms equalling about 1000 square feet. There is additional square footage in the attic that can be used for storage, etc. It has a large overhead door with electric opener in the shop area. The showroom is heated and air conditioned. The shop is already plumbed for a gas heater. There is a very large exhaust fan in the shop area. This building has had a major upgrade about 4 years ago including flooring, electrical and plumbing. All the windows, window frames, front doors and door frames were replaced with new ones. The showroom walls are covered in slatwall and it has commercial vinyl tile installed. It has a "round roof" with metal trusses and has architectural shingles. The roof was completely stripped and reshingled less than 3 years ago. There is a 35' professionally built sales counter in the showroom, that I will throw in for free as long as I don't sell it before I sell the building. There is a 4500 sq ft concrete fenced parking lot on the property. There is additional street parking in front of the building. There is both a 30 foot high pole sign, and a 12 foot high pole sign on the property. This building would be great for many various businesses. A motorcycle shop, an auto repair service, any type of contracting business, a pawn shop, an antiques store, a tire dealer, any type of manufacturing, or any type of retail or service business are just a few that come to mind. If you're sick of the rat race, or had enough of high taxes, insurance, congestion, etc, then Anderson, SC might be the place for you. It has one of the lowest costs of living in the US, and taxes and insurance are very reasonable. Anderson has all the major dept stores and restaurants that you would expect to find in a city twice its size. The economy is brisk, with a Dillards, Staples, Kohl's and a Dick's Sporting Goods scheduled to open in the next few weeks. The gas here is about the cheapest in the country ($3.88 on 9/20/08) I might consider owner financing with a substantial down payment for a qualified buyer. Let's get together and make a deal on this property. It is listed at a good price ( a local commercial realtor says it's worth $175K). Taxes for 2007 were $2234 County and City combined!
